OUR MANAGEMENT SERVICES

 

Management Fees

  • Tenant procurement fee: One month's rent
  • Ongoing monthly management fee: 9% of the rent (minimum $75.00)
  • Renewal fee (Management Contract renewal of 10% of 1 months’ rent)
  • New property intake fee: $100

Evaluate and Assess Your Property’s Rental Value

  • Advise the best market rent for your property based on location, features, and condition.
  • Recommend necessary changes to the property to enhance marketability & attractiveness.
  • Obtain written bids, for needed improvements from independent contractors.

Preparing the Lease Agreement

  • We provide our landlords with a custom lease that has been modified & perfected over our years of leasing.
  • Our leases incorporate the terms, rules and regulation for the rental property.
  • We give our landlord the option of inserting unique requests into the lease agreement.

Receiving Rent & Late Fees

  • Owners are paid by direct deposit.
  • Owner funds are disbursed on the 8th business day of each month, should it fall on a weekend or holiday, rent is deposited that following Monday.
  • Invoices, receipts and Owner reports are available upon request.
  • Owners receive an annual Income and Expense Report of all rents collected, late fees, repairs and maintenance expenses.
  • We handle the Evictions process for you each month for rent that is not received by the 10th. (filing fees not included)

Coordinating Repairs & Maintenances

  • In-house rental coordinator available to handle all repair and maintenance concerns.
  • Our vendors can handle most any repair.
  • We monitor our emergency maintenance hotline 24/7.

Completing Inspections

  • Perform inspections and supply landlord with a written progress report.
  • Perform inspection with tenant on the move-in date, noting the total condition of the property and possible damage and repair.
  • Provide move-out walk through report with corresponding move-out photos.
  • Properties are marketed on an array of websites visible to agents and prospect tenants.
  • Rental applications can be downloaded online.
  • Leases may be accomplished via facsimile and email.
  • Marketing via Internet has enabled us to lease properties to tenant out of state that has not seen the property in person.
  • Each property has a page on our website featuring photos, description and directions.
